Japan's haunted homes lure bargain hunters with steep rent discounts

'I live with a ghost': Japan's haunted homes attract bargain hunters

Ryua, a young entertainer in Tokyo, has lived for four years in a 25โ€‘squareโ€‘metre flat that she believes is haunted, and she pays about 30โ€ฏpercent less rent because the apartment is officially listed as a โ€œstigmatisedโ€ property after a previous tenantโ€™s suicide. She moved in despite seeing a man she describes as a ghost during the first viewing, and she now hears footsteps and voices daily, yet she remains in the unit, paying 45,000โ€ฏyen a month instead of the 62,000 yen that comparable apartments command in the fashionable Setagaya ward.

In Japan, ghosts calledโ€ฏyuureiโ€ฏare taken seriously throughout the year, not just at Halloween. A yuurei is thought to be a restless spirit of someone who died violently, by suicide, or alone. If the death occurs at home, the belief is that the spirit lingers, making the property โ€œstigmatised.โ€ To protect renters, the government issued guidelines in 2021 requiring estate agents to disclose any suicide, murder, fire, or a death where the body was not found promptly. For rentals, the disclosure must be made for three years; for sales, it must be permanent. The rule creates a market niche for cheap housing, as people who are not superstitious or who see the stigma as a bargain hunt for such homes.

Ryua was told the previous occupant had taken his own life in the flat, which earned her the rent discount. She says the lower price is worth the daily paranormal activity. Tokyo agent Erik Oskamp notes that Japanese renters are especially averse to properties near cemeteries or with a history of violent death, and that such flats are hard to let elsewhere. By contrast, the UK has no legal duty to reveal a death in a home, and in the US the rules vary by state โ€“ California requires disclosure of deaths within three years, while Arizona and Oregon do not. The Japanese system makes the existence of stigmatised homes transparent, allowing bargain hunters to decide for themselves.

The trend highlights how cultural attitudes shape housing markets. As more people learn about the discountโ€‘driven niche, interest in haunted apartments could rise, prompting debate over the ethics of profiting from tragedy. The governmentโ€™s disclosure rules may also influence other countries to consider similar policies, especially as urban housing shortages push renters toward cheaper, unconventional options.
