Same-store net operating income rose 3.5%, driven largely by higher occupancy in its Sun Belt markets, where demand remains strong despite economic uncertainty.

The earnings come as apartment landlords across the U.S. adjust to a post-pandemic reality in which remote work flexibility and affordability concerns are reshaping migration patterns. Camden, which operates over 60,000 apartment units in 14 states, has seen particular strength in markets like Phoenix, Dallas, and Orlandoโ€”regions where rent growth has outpaced national averages. However, rising labor and construction costs remain a concern, with Oden noting that some planned developments may be delayed until market conditions stabilize. The company also reported $1.2 billion in liquidity as of June 30, giving it flexibility to weather potential downturns.
